New Farm is considered one of Brisbane’s most sought after suburbs for investors, renters and owner-occupiers. Positioned only 2KM from the Brisbane CBD, with the river on its doorstep, it’s not hard to see why New Farm regularly ranks in Brisbane’s top ten suburbs for both residential sales and rental prices. Rental properties in New Farm see positive rental yields. Typically, apartments can yield between 4.5 and 5%. For example, a two bedroom two bathroom apartment in New Farm valued at $550K can return between $500 and $550per week in rental, which is a very strong return on investment, particularly considering what sets New Farm apart from other suburbs is the value that lies in the future capital growth. Obviously, it is important to keep in mind that yields are affected by a range of factors, some of which include at the present time the current pandemic and whether an apartment is air-conditioned as we head into summer.

New Farm is a fantastic place to live but there are a few things to be wary of... parking is becoming more of an issue in and around New Farm Park and as you move closter towards the Valley up Brunswick Street. Before purchasing, I suggest touching base with me to see if you might be affected by these zoning changes. It is also very important to understand that New Farm is a flood-prone suburb and it is critical to check the positioning (for example, is it a ground floor apartment?) along with the corporate levies and insurance premiums when purchasing.
