Property Management - Teneriffe

Teneriffe is considered one of Brisbane’s most sought after suburbs for investors, renters and young professional owner-occupiers. Positioned only 3KM from the Brisbane CBD, with the river on its doorstep, it’s not hard to see why Teneriffe regularly ranks in Brisbane’s top ten suburbs for both residential sales and rental prices. Teneriffe is brimming with character and charm, boasting landmarks such as the the beautifull Woolstore accommodation along the river and the ultra trendy Gasworks which houses some of Brisbane’s best restaurants and bars, Just down road, the Merthyr Village shopping precinct features an exciting range of dining and entertainment options (including the New Farm Deli Café which is a vibrant local family owned business with delicious food and outstanding coffee). One of Merthyr Village’s highlights is the annual New Farm Deli long lunch, a traditional long table feast paired with delicious drinks, fantastic company and authentic music and dancing. The Village also houses supermarkets and all the amenities needed to make life easy (Coles, Australia Post, medical facilities, the original American restaurant, The Smoke BBQ restaurant and Savour Cafe to name a few).

Extensive local amenities

Only 3km from the Brisbane CBD and just next door to the Fortitude Valley precinct, Teneriffe sits right next to our prized New Farm Park and Brisbane River walk. The perfect location to entertain friends and family and get your daily exercise in beautiful surroundings.

Teneriffe boasts easy access to high quality private schools (including St Josephs College Gregory Terrace, Brisbane Grammar, All Hallows and Anglican Church Grammar School (Churchie)) and public schools (New Farm State School, Kelvin Grove College and the soon to be constructed Fortitude Valley State Secondary College). Bus and ferry systems are at the door and provide quick, easy access to precincts including the CBD, Fortitude Valley, Woolloongabba, Teneriffe, Bulimba, West End, East Brisbane and St Lucia.

Property Management yields - Teneriffe

Rental properties in Teneriffe see positive rental yields. Typically, apartments can yield between 4.5 and 5%. For example, a two bedroom two bathroom apartment in Teneriffe valued at $550K can return between $500 and $550per week in rental, which is a very strong return on investment, particularly considering what sets Teneriffe apart from other suburbs is the value that lies in the future capital growth. Obviously, it is important to keep in mind that yields are affected by a range of factors, some of which include at the present time the current pandemic and whether an apartment is air-conditioned as we head into summer.

Teneriffe has a variety of high quality property for owner-occupiers and investors alike, from classic Queenslanders, to brand new luxury apartments ideal for downsizers, to older style well priced investment apartments. This diversity makes Teneriffe a fantastic suburb for living and investing!

New Farm is a fantastic place to live but there are a few things to be wary of... parking is becoming more of an issue in and around New Farm Park and as you move closter towards the Valley up Brunswick Street. There are a number of new high end developments and it’s inevitable that in the coming years there will be a number of multi-storey complexes being constructed. Before purchasing, I suggest touching base with me to see if you might be affected by these zoning changes.
